Our level of management service is custom tailored to meet
the special needs of each owner and their own unique property. Some of the services we
offer are:
The collection of all rents and assessments from the tenants. These funds
are deposited in a separate trust account for each property. All property expenses
such as mortgage payments, utilities, repairs, maintenance, management fees, owner
disbursements, common area services, taxes, and insurance are paid out of that trust
account. With authorization from the owner, we handle rent delinquencies and facilitate
evictions when necessary.
Each month a thorough report is prepared reflecting the property's
activity and is sent to the property owner. Included are an income and expense report, a
net worth summary, and a register report of all checks written and deposits made. Complete
files are kept in our office and our accounting for each property is fully computerized
with daily backups. Additionally, we use state of the art property management software
that enables us to more efficiently track information, events, accounting, and maintenance
for each property.
If a vacancy should occur, our leasing department advertises the property
for rent, displays signs, and shows the property to all interested parties. We investigate
the credit worthiness of prospective tenants and negotiate and submit lease proposals to
the owner for approval. In order for the property to run efficiently and generate revenue,
it is in the owner's best interest (and ours) to secure qualified, long-term tenants. The
owner has the right to ask for financial statements from prospective tenants and to make
the final decision as to who becomes a tenant. A leasing commission is charged for these
services.
The monthly management fee is based on the size of the property and the
services provided. As necessary, we hire and supervise reputable contractors to perform
the work required to properly maintain and operate a property. The owner operator supervises and oversees all
proposed tenant improvements, which are first approved of by the owner.
